The Triangle, Phase 2, Austin, Texas - Seven buildings comprise this development. Three mixed use buildings are constructed with a concrete column and post-tension slab system at the podium level for retail space with two to three stories of wood frame residential above. Additional residential units are included in one 3-story townhome that is constructed of wood stud framing only. Retail space is also developed in two adjacent 1-story conventionally steel framed buildings with perimeter tilt-up concrete wall panels. Parking is provided in a 6-story, precast concrete structure designed for 525 cars. The project includes a total of 77 residential units and 90,444 square feet of retail space.

Eastern Lake Village, Walton County, Florida - This mixed use development is comprised of one 3 story building with 2 stories residential over 1 story of retail for a total of 21,158 square feet. A cast-in-place concrete slab-on-grade with spread footings at the first level supports this steel framed structure with light-gage clad walls. The project also includes a total of 6 two-story residential units and 5,950 square feet of retail space.

Waterstreet Lofts, Austin, Texas - In collaboration with another structural engineer, Hunt & Joiner is designing the columns and lateral frames for this 3 story building with a parking garage/commercial-retail/residential on the first floor, and all residential above. The parking garage is 45 spaces, and there are a total of 28 residential units and 3 commercial/retail spaces. The total square footage for the entire building (all floors) is 45,772 s.f. The construction is all steel framed with concrete on conform deck, with light gage framed walls.
